Real Estate

From Legal 500 (2005 Edition): "The property practice at Yuval Levy & Co. is steadily building its reputation, often acting in shopping mall, hotel, commercial and residential deals at all stages."

The real property practice of Yuval Levy & Co. continues to grow with its continued representation of entrepreneurs in projects of large magnitude throughout the country – to wit, building of malls, hotels, and residential and commercial properties. Prof. Yuval Levy initiated, and still serves as a court-appointed supervisor, in what is likely the largest property transaction ever conducted in Israel. This transaction began in the mid 1970’s, regarding a vacant area of almost 300 acres in the midst of a populated part of Israel (north Tel Aviv). The property was held in joint ownership of thousands of owners, and Yuval Levy initiated a petition resulting in the construction of a receivership for the entire property. Yuval Levy is one of six supervisors, who have been handling, since the mid 1970’s, the parcellation of this huge metropolitan area, including division of property, allocation of rights, building rights and town planning.

The firm’s property-related representation also includes the initial stages of planning a project, including negotiations with architects, project managers, and all other advisers to a building project, through the building stages, and the sale of individual units. Moreover, the firm provides counsel on betterment of large parcels of land, including change in rights attached to land, representation before committees of urban planning, appeals of committee decisions, and litigation regarding the same. Further, in all aspects of real estate transactions, the firm participates in the tax assessment of the transaction, including appeals to be undertaken regarding the same, if needed.

The litigation aspect of the firm’s property practice touches on many aspects as well, including criminal aspects (regarding violations of urban planning laws), as well as contractual disputes between purchasers and sellers, disputes between entrepreneurs and tenants, disputes regarding rights in land and the like.
